Neighborhood:

Goodwin Street is a rare, quiet street between vibrant, bustling Thames Street and the world famous Newport Harbor. At the top of the street you'll find plenty of options for breakfast, lunch and dinner as well as coffee, icecream, fudge and cocktails. Poke along Thames Street for shopping and gifts.
For a special occasion make a reservation in advance for Chanterelle (formally Bouchards), or a more casual and bustling Scales and Shells, each just a five minute walk from your front door. A favorite adventure is to pick up the Newport Water Taxi at Ann Street Pier and take it across the Harbor to Marina Grill on Goat Island. Soak up the sun at an outdoor table or shelter in the shade at the outdoor bar and enjoy unparalleled views back across the harbor at Newport's breathtaking vista. A rare view, not to be missed!

Central air for quiet or open your doors and capture the tang of salty breezes, the clang of cleats on masts and gentle, insistent buoy bells guiding visitors into the bay.

Transit:

Park your car and walk around downtown Newport just outside your front door.
Newport Pedicab (http://www.newportpedicab.com/) is staffed with eager, friendly drivers who will bike you around Newport's busy downtown.
Pick up the Newport Harbor Shuttle at Ann Street Pier and experience the harbor. Ask them to take you to Marina Cafe on Goat Island. Sit outside at their bar which looks back across at Newport for a special view of this wonderful city and a close up view of the marina full of gorgeous boats and yachts.
Uber and Lyft are sometimes hard to find, so if you have trouble, call Orange Cab at (401) 841-0030.
Bikes are a great way to get around but remember, this is a colonial era city with very narrow streets which are congested in the summer. Be careful!

This is a studio with an open floor plan. Please see the photos of the glass doors with large half moon window above. That half moon window does not have a shade so the studio fills with natural light at sunrise. Eye masks are recommended for those who dont wish to wake with the sun!

Check everything the moment you check in and report it… they tried to charge us for a pull out couch that was apparently broken that we never even used, and “traffic marks” on the carpet?! We told them that we would be taking some photos there as we were there for our wedding and they were all outside but they are trying to say we broke rules that they knew about months before our stay… I just wouldn’t even bother. It stinks because we had a wonderful stay but the issues with the owners afterwards aren’t worth it. Stay away.

This was one of the best rentals we have ever stayed in! It was beautiful, comfortable, and easy to access. The deck outside overlooking the water along with the oversized shower really made the rental enjoyable. It was clean and well-furnished as well. Just got back from an annual mother/daughter weekend. This loft was so perfect - walk to everything, clean, comfortable, large shower. The kitchen had everything we needed to make breakfast at home. We were greeted with a welcome gift which was a nice touch! Even the tenants in the unit below were very friendly and offered to take photos for us. Would definitely come back!

This is a great place, great location and very clean. We were here for a wedding and it was SO much nicer than the hotel the wedding had blocked off. 10 minute walk to downtown. The kitchen had everything you would need for a short stay, we didnt use, but was nice to have. They unit even had a couple beach chairs in the closet for visitors to use. Keep in mind the unit has a lot of windows, so it is bright in the morning. We will definitely stay again when we go back to Newport, hopefully this fall.

My sister and I very much enjoyed our stay. The unit itself is very comfortable and we felt at home. Loved the walkability of the area and we felt we did not need a car. If we did need to travel beyond a reasonable distance, it was usually a short Uber ride. Great restaurants and shops nearby. Close enough to the action but the unit and area around it was peaceful & quiet.

Whoever decorated this designer suite did an amazing job! It was cosy and elegant, and very thoughtfully designed. From comfy throws on the couch to enjoy while watching a movie to fresh ground coffee with fresh cream in the refrigerator to enjoy in your morning coffee, every detail to address your comfort and needs was addressed. I wish I could have stayed longer. I suggest that as a guest you park your car and walk to everything. The hop on, hop off water taxi was enjoyable and very reasonably priced. One stop off is the fort which might be fun to explore. I just stayed on the boat.Bus number 67 is accessible uptown and will take you to most of the mansions for no charge.Bowen’s wharf was great to explore and the views of the waterfront restaurants were fantastic. What a great place to vacation.

Perfect location in Newport! We walked to the mansions, the harbor shuttle and restaurants—in fact, we didn’t use or car once we checked in. The apartment is lovely and very comfortable. We loved sitting on the deck looking out at the harbor. Very quiet neighborhood. Great to have off street parking. We would happily stay here again! Oh-and the welcome treats were a nice touch!

We had a great stay at the Gull’s Nest! Looked just like the pictures, and even more room than I thought! We reached out about checking in a little early and they were very responsive about letting us know when the cleaners were done, which allowed us to get in a couple hours early before the event we were attending! The location was great, very walkable to the downtown. We cannot wait to come back and stay here!

Such a great spot, perfect for a couple trying to getaway for a few. The seller was very accommodating and everything was available for use. The back patio overlooking the water was so very private and relaxing. We felt at home right away, there was complimentary snacks and a greeting card with my name on it. We will be back in the summer if it's available, can't imagine staying anywhere else to be honest. Highly recommend.

We had a really great at this listing. It was very close to all the restaurants and stores. It’s also close to the breakers mansion and the cliff walk. Private parking right outside a must in Newport. It is very bright in the morning so be prepared for that and the shower floor was a little slippery for me so also be aware of that. Great place to stay and I’m sure we would book again.

We had a wonderful time at Gulls Nest Harborside! Although we were here during the off season, there was a lot do within walking distance. It was right off the main street but tucked back enough that it still felt private. It had a wonderful deck that overlooked the ocean (perfect for sunsets), a very comfortable bed and was very clean/well stocked. There were no surprises, it looked just as the pictures and listing described. Some fun things we enjoyed while in the Newport area were Stoneacre Garden restaurant, Newport Vineyards, Nitro Coffee Bar and all the shopping on Thames St. You can't go wrong with this spot!

This is a lovely airbnb that feels like a home away from home. The airbnb is just as described and pictured. We originally booked Gull's nest, which is the 2nd floor studio. However, weather conditions during our stay were predicted to be very cold and extremely windy. So the hosts offered us to move to Gull Rock, their other airbnb listing which was the 1st floor 1 bedroom unit that is better insulated from the cold. So, this review is for that airbnb listing. I greatly appreciated the communications our host sent to us prior to our stay. Top notch and proactive consideration for wintry weather conditions. Our airbnb was toasty and warm. And there were snacks and a greeting card awaiting us in the kitchen. The airbnb is thoughtfully decorated and well appointed, and the kitchen is fully stocked. The king bed is extremely comfortable. The location is fantastic. Many restaurants within walking distance. We had a lovely stay and would definitely stay here again.

Awesome place that is walkable to downtown Newport where there are many great bars and restaurants. The house has a balcony which would be ideal in the summer time (we stayed in winter so didn't really apply to us). Overall a great location and had everything we needed.

Perfect little loft apartment right in the mix of everything. This is our third time staying here. It’s super clean, has beautiful light, comfortable bed and linens. You can walk to almost everything. Nice deck to enjoy the sunset. Kitchen it set up with all the things you need to cook a quick meal. Shower is nice a big. She even has beach chairs, towels and a beach bag if you want to spend a day at the beach. Owner is easy to communicate with and very accommodating. Can’t wait to come back.

Thoroughly enjoyed a four night stay. Parking was convenient, although we did drive to a few places. Area is quiet. Apartment has everything you could need, was very comfortable. Washer and dryer a bonus after traveling for two weeks. House instructions were clear for heat and ac, check in/out and recommendations for things to do and restaurants. I highly recommend this Airbnb- one of the most well cared for apartments I’ve ever stayed in through this app! They seem to have thought of everything you could possibly need, and they certainly go the extra mile. The apartment itself is beautiful, clean, comfortable, and in the perfect location to walk around town. My husband and I stayed here during the week of our wedding. I cannot say enough good things about our stay. The location is unmatched. The front deck overlooks the Newport Harbor with stunning views of the water and is walking distance to everything in town. As a former Newport resident, this is exactly the area of town we were hoping to stay in for our wedding. There is also one parking spot available in the driveway, which is a huge plus for busy Newport streets in the summer. The hosts provide everything you need: dishes, coffee and creamer, blow dryer, beach chairs and beach bag, etc. to make you feel right at home. The Airbnb is also incredibly spacious, we were both very surprised that it felt much bigger than the pictures. The host was also very communicative. I had a question regarding the air conditioner and got a very quick response. They also checked in in the days leading up to our stay and as our stay was coming to a close to make sure everything was going well and that we had clear instructions for getting in/closing up. We found the Airbnb in incredibly clean condition with everything we would need and more. They also included a welcome note and goody bag to make us feel right at home. We were so sad to leave when our week was over and hope to return for another stay in the near future! Thank you!

This apartment is the perfect place to stay in Newport. Though it is only a block from one of the busiest streets, it was quite and serene at the apartment. The décor is lovely and is a fabulous place to stay. The bed is very comfortable as is the furniture. Plenty of linens and towels were available. We love all the natural light, but it gets pretty bright first thing in the morning. This apartment was special. It is beautifully appointed and the high ceilings and lovely windows make it delightful. The deck with ocean views is perfect for late afternoon relaxing. The location could not be better. We were steps from the Harbor Walk and all the other Newport attractions were within walking distance. The bed/linens/pillows were wonderful and Sandi's recommendations for dining options were spot on. Communication was exceptionally good and check-in was a breeze. Sandi clearly put a lot of thought into the needs of beach goers. EVERYTHING you could need for a day at the beach is available for your use: beach chairs, tote and towels, insulated backpack for food, and a freezer full of ice packs. Sandi thought of everything! I highly recommend this apartment.

Great location off of Thames Street. First time staying on this side of Memorial Drive. Everything was within walking distance. Only had to take the car out of the driveway a couple of times (Mansions & Ocean Drive). Having your own parking spot is appreciated greatly when you realize the lack & cost of public parking throughout Newport. Nice spacious living space. My wife & I really enjoyed starting our day with our coffees on the deck looking at the water. You won’t be disappointed with selecting this location for your next stay in Newport.

Customer service and messaging ahead of time what to know was helpful too. Really enjoyed the space for when we wanted a night in. We LOVED our stay here! It's a perfect place for two. Everything is like the pictures and descriptions. Sandi was available for anything we needed and the place was so clean. It's an extremely short walk to Thames with a bunch of shops, bars, places to eat and the water. They even had a bunch of recs for us. We would 100% stay here again! Highly recommend.

Great place! It’s like being in the deluxe suite in a hotel. Charming decor, comfortable bed and furniture, great shower. Kitchen is fully equipped. I look forward to watching the sunset from the deck when I return in warmer weather. The location is wonderful. Several great restaurants at the top of the street on Thames, and it’s an easy walk if you want to get into the action in Newport and then retreat to a quieter spot for the night. My only hesitation about giving a good review is that it won’t be available when I need it. Perfect place for two in Newport.

You are in for a treat if you're seeking the ultimate seaside town location and perfectly apportioned rental getaway! Clean, modern, cozy, great communication, sufficiently equipped kitchen considering there are endless eating out options within a seagulls call away! We cooked lamb shank with garlic mashed potatoes one evening . . . so it has what you need! Hosts are non-invasive, clear simple instructions and everything worked like clockwork! Literally yards from a plethora of restaurant choices, ambiences and price points. Walkable and close to everything downtown Newport for shopping, eating, history, wharfs and scenery to die for. There is so much to do here - just wrap up warm for the winter season (actually don't...we want the place to ourselves lol !!! Absolute must is the Cliff Walk picked up at Easton Beach for 3 1/2 miles - wear good shoes as it get's rocky later on and worth the effort. The famous Bellevue Mansions aka Vanderbilt's & Co. was magical since we visited deliberately at Christmas. Head to Middletown and Sachuest Point for beach walks and wildlife reserve. Reef bar/restaurant has great food (we had beef brisket) and house band on Thursdays where you can join-the-jam session if you sing or play - great night! Norms Knot was our go to local for clam chowder and wings. Try Zelda across the street also on Thames for prime sliced beef with au jus OMG ! Local beers are awesome although we are espresso martini addicts and every bar tender makes them slightly differently which was fun (best in our opinion was at the Black Pearl ask for Johnny.

What a lovely space! I arrived for the perfect viewing of the sunset as a sat on the deck with a glass of wine in hand. Staying here was a tremendous treat and I can't wait for my next visit. So well appointed and spotless. Super comfortable and just around the corner from amazing shops and eateries on Thames. I took one walk along the harbor, too. Marvelous!

Gull's Nest was as beautiful and as cozy as the pictures show. The location was perfect, near great restaurants but not in the middle of the hustle and bustle of Thames Street. The deck was perfect for an afternoon snooze wrapped up in a warm blanket and the sunsets over the harbor were beautiful!

We had a great time at Sandi’s place! The location was top notch! You can easily walk to many Newport hot spots. Some things that would’ve made our stay better would be to have an easier check in/lock system as well as shades for the windows. The front door lock is easy enough to get the hang of and they do give thorough instructions, but a digital lock would be easier so we wouldn’t have had to carry around keys. The front door/windows have broken/no shades and the light from outside shines directly on your face in bed. However, overall we had a great time and would recommend Sandi’s place if you’re looking to stay in Newport!

The Gulls Nest…absolutely perfect. It was a perfect location, walking distance to shops and dining. Has all the amenities you would hope to have in a home, especially for ladies. From a wash cloth for your makeup removal, cotton balls, CHI hair iron, blow dryer, etc. And while we didn’t get to use them there were also beach bags with towels, beach chairs and even a cooler provided. We were greeted with a welcome bag and a very sweet note, making you feel right at home as soon as you arrived. The deck space had very comfortable chairs to enjoy a view of the water and nice cocktail. Sandy the host was great and provided any bit of information you might need while staying in Newport. Would definitely recommend this space if a trip to Newport is in your future.

We had a great stay in Gull's Nest! It is spacious, well appointed, and even nicer than the photos. There were many nice touches that made it an exeptional stay. Comfortable bed, great shower (super hot water), nice glassware, comfy couch, modern and quiet A/C unit, bluetooth music speaker, nice parking space, great Newport location. The deck was both private and offered a lovely view of the harbor marina. We've stayed in many Airbnbs and this was one of the best.

Great little place with an unbeatable location and lots of nice touches. It’s a lot more spacious than you’d expect and the bathroom and shower are surprisingly huge! We had a lovely 12 days using this studio as our home base during our Newport wedding. At one point the hot water stopped working and they not only fixed it immediately, they offered to give us passes to a nearby spa in the meantime. Highly highly recommend it! Thanks for a great 12 days!

The location of this apartment is superb! And the decorating is casual but very well appointed. You really get a feel of living in downtown Newport. A comfortable place to call home for few days. There is a convenience store 2 blocks away and everything in the harbor is a quick walk. Communication was prompt. We thoroughly enjoyed our stay.

Amazing stay! Gull’s Nest is a fantastic spot to spend time in Newport! The apartment is clean, spacious and so relaxing. There is a great view of the water and boats from the deck and it only takes a minute or two to walk to the path right on the water. If you want restaurants and shops, just go the opposite direction of the water and you’ll be on Thames St in less than a minute. It is a fantastic location! The apartment itself is amazing! There is plenty of room to relax and unwind, reading, watching TV, cooking or chatting. Locking the door takes a little practice, but you should get the hang of it pretty quickly. If you’re looking to get a good taste of Newport, you don’t need to look any further than Gull’s Nest Harborside!

This place is amazing! The location is perfect, it was very clean, and the host leaves recommendations of her favorite places to visit and eat. Sue gave us her cell in case we needed anything. Sandi is quite the host! Her place was appointed perfectly. The location is away from the hustle and bustle so it's quiet, but only a 10 or 12 minute easy walk to waterfront. We had a lovely stay at the Gulls Nest right in downtown Newport! The loft apartment was picture perfect for two people — our favorite part was the deck overlooking the harbor and the location walking distance to town. The parking spot was super convenient for us to be able to drive anywhere we wanted to explore. Sandi was a great communicator and even left welcome goodies for us! Gull’s Nest is a beautiful apartment in a great location! It’s easy to find and perfectly within walking distance of the main tourist area. My only warning to future guests is to practice locking/unlocking the door a few times before you head out for the day. My boyfriend and I had a hard time figuring it out in the dark after a night of drinks! Once we got the hang of things it was a perfect stay.

Sandi's place is amazing to be in and offers a great anchoring point for the many activities Newport has to offer. You won't be disappointed after your stay. Unless you're a miserable person to begin with... But then that's on you! Below is what we did with our time in Newport. All of the activities we did were within walking distance or a 5 minute drive of the condo. We arrived Friday evening and had no issues getting into the condo. The first thing we noticed was that Sandi's condo is extremely well maintained and surprisingly spacious. On Saturday morning we woke up to rain and passed the time preparing a late breakfast followed by reading our books on the couch. This did not bother us at all since the space is so enjoyable to be in. When the rain passed, we hopped in the car and drove 5 minutes to the cliff walk. Though the path was slightly more treacherous than anticipated due to the weather, the views from the cliff walk were incredible. It was a hike well worth its time and danger. We returned to Sandi's to park the car and grab lunch. We then walked directly from the condo onto Thame's street where we popped in and out of more than a few great stores and perused the menus of several restaurants. We enjoyed a great dinner and some superb wine at Stoneacre Brasserie before returning for the evening. We left Sunday morning wishing we could stay another day, knowing that we would definitely return.

A wonderful space within walking distance to Thames street fun. The owner/host seems to be a realty group rather than a human, which takes away from the airbnb vibe that I enjoy. We arrived late at night and were frustrated to be met without working wifi, and there was not an accessible router for us either. My husband and I had a wonderful stay at Sandi’s sunny apartment. From the surprise welcome package with a bottle of wine to the comfortable bed, it was a very cozy couple of nights in Newport. If you know the area, you’ll love this spot on Thames within walking distance to great places for takeout and to take in the view. If you’re new, it’s in the perfect location to get to know town. If you have to work while visiting there are multiple places to set up with your laptop. Easy check in and out, very communicative and helpful host who went above and beyond for us. Thank you Sandi!

Gull's Nest was the perfect stay for our long weekend getaway in Newport. The space is perfect for 2 people and has all the amenities you would need (and we especially loved the nice bathroom with the big shower!). Sandi thought of everything and is super quick and transparent with communication. The space was sparkling clean, and within walking distance to all the places we wanted to visit and see (about a 15-minute walk from Bowen's Wharf). We stayed at Sandi's place for a mid-week birthday celebration in early Fall and thoroughly enjoyed ourselves. The location is perfect, just off Thames Street in the heart of everything. The outside deck is perfect for morning coffee or cocktail/wine drinking at any time with a constant view of the waterfront in the near distance. The amenities are comfortable and when we did have some very minor issues, Sandi responded immediately. Offsite parking made travel super convenient as we literally parked upon arrival and didn't touch our vehicle until we left. MANY great restaurants around the corner, including a coffee spot, and several bars should you want that. Sandi's provides a great spot for you to relax, unwind, and enjoy a great trip in Newport!

Super cute studio apartment in great location! Very nice second floor studio apartment with nice deck that has water views and incredible sunsets. Walking distance to many things including tons of restaurants, shopping and supermarket. Apartment was very clean, nicely decorated with two seating areas and a small desk. Has a small kitchen with everything you need to make a meal and you can eat on kitchen island. Parking spot right next to house which is a plus! Sandi had great communication and a welcome gift for us. Will definitely book again!

The space was beautiful and perfectly clean. It is in a great location tucked slightly away from the crowd but walking distance from Thames. We used Sandi's binder as our guide for restaurants and we were not disappointed! The deck was beautiful and we spent a lot of time out there at night, enjoying the view. Highly recommend this Airbnb!

Wow what a true Newport gem! Sandi’s place was just as pictured and sparkling clean when we arrived. The location is perfect in town and we were able to walk everywhere. We very much enjoyed spending time on the deck with views of the water. Sandi was quick to respond, easy to communicate with and helpful with local recommendations and gear for a beach day, what a great touch and surprise since we forgot to pack beach chairs. We have been renting through AirBnB for many years and in different parts of the world. During the pandemic all of our vacations were cancelled and traded in for places that can be reached by car. Sandi's place was one of the best rentals we have experienced. It was like being at home. The extra level of cleanliness put us at ease and allowed us to truly enjoy the space. Nice apartment within walking distance to all of our favorite downtown Newport restaurants. It's winter so we didn't get to enjoy the outdoor deck but it looked like it would be great in the summer. Quiet street just off the main road which was a nice combination. Updated kitchen and bathroom and decor in the apartment. Comfortable couch. We enjoyed our stay.

Our stay at Sandi’s place was by far the best place we’d stayed airbnb-wise. Great host and the place is beautiful. I would book this over and over again without second thought. Fantastic place and host. Unit is well appointed, and centrally located on quiet street with nice views of water from the porch. Sandi was easy to reach by text and phone. She also kindly accommodated our request for an early check-in. We hope to return again next summer.

Sandi’s place is wonderful. It’s the perfect home base for a visit to Newport. Not only is it close to everything you want to see and do in town, but it’s also removed from the crowds. You can walk to the restaurants and shops, but the street is super quiet. Being able to park the car and stay out of the traffic was a huge plus. We also loved having the outside space; perfect for evening drinks and morning coffee. The apartment is very comfortable inside & out!

We loved the location and the space was so clean and comfortable that we felt like we were locals! The deck was a perfect place to relax. The space is very bright and the decor is beautiful. The towels were plush and the linens were fresh and comfy. We will definitely stay at one of Sandi’s units again! She responded quickly to a few questions we had. We thoroughly enjoyed the Harbor walk and were surprised with fireworks over the Newport bridge the weekend we stayed there!
